COMMUNITY PET POLICY
Pet(s) owned by Lessee and intended to be housed on the property must be approved prior to Lessee housing said pet. A veterinarian certificate and photograph of the pet is required and will be placed in the residents file. Dogs under one (1) year of age are not allowed.
Lessee will pay a refundable Pet Deposit of $________and a non-refundable Pet Deposit of $_______and Monthly Pet Fee(s) of $_______ under the same terms and conditions as set forth in the lease agreement regarding security deposits and pet fees.
Lessor reserves the right to approve or deny Lessee’s housing of a pet on the premises based on the pet type, or breed, weight, whether spayed or neutered, clawed or de-clawed, poor health or other physical conditions, and based on prior reference from previous landlord. Lessor’s breed restrictions are; but not limited to: Akitas, Doberman Pinschers, Dalmatians, German Shepherds, Rottweilers, Chows, and Staffordshire Bull Terriers (Pit Bulls). These breeds have demonstrated a known history of vicious tendencies and are not suitable for apartment living.
Temporary or intermittent “pet sitting” without prior approval by the Lessor is prohibited.
Lessor reserves the right to limit pet types and privileges to specific buildings. A maximum of two pets per apartment are allowed (2 cats, 2 dogs, 1 cat and 1 dog). Rabbits, ferrets, rodents and reptiles are not permitted at anytime and birds are subject to prior management approval. Fish and fish tanks are allowed only on the first floor and Lessee must provide proof of renter’s insurance.
In order to keep the grounds clean and sanitary, pet owners are required to immediately clean up and properly dispose of all pet droppings. Lessor reserves the right to fine offenders.
Pets must be restrained whenever maintenance service is requested or required in which entry into premises is necessary.
Pets must be “on a leash” and under control of their owners at all times when outside the apartment. Pets may not be allowed to run loose on the property and pets are not to be tied or staked outside the apartment or on Lessee’s balcony.
Pet food may not be put outside as it attracts pests, rodents and other wildlife.
Should any previously approved pet be determined to be a nuisance due to noise or other inappropriate behaviors by the pet or the pet owner, or a pet which bites or otherwise harms another person(s) or pet(s), whether inside or outside the premises Lessor reserves the right to require Lessee to remove said pet(s).
Any violation of any policy contained herein shall be deemed to be a breach of Lease and can result in termination of occupancy but will not relieve you of any financial obligation
These policies have been developed for the convenience and privilege of housing your pet. We ask that you properly manage your pet, have consideration for the appearance of the property and be courteous to your neighbors.
